Agostini's Farmhouse - Tuscany by the owner

1. Number of people
Even though the house is very large, we cannot host more than 6 (+ 4) adults and a baby in cot .
2 . Animals
The only animal we accept is the homo sapiens sapiens. And please, well behaved.
3. Arrival and Departure Times
Guests are asked to arrive between 4 and 6 pm. We would like to know in advance your supposed arrival time and to be informed by phone in case of delay. We may not be able to welcome you if you arrive after 8 pm . Guests must leave by 10 am on the day of departure.
4. Rumours
In general, our neighbourhood is quiet. The most frequent comment of our guest is : " Oh, I have slept so well !" . Anyhow, there can be occasional rumours , just because the countryside is ALIVE and it is completely silent only in the dead of winter. Here is the list :
- Cars : our road , via Lungagna, has a very light traffic because there are no restaurants , bars or any kind of shops around. It is used only by the people living here or working in the fields . You can also have occasionally a group of German bikers , but they don't make any noise ! You could hear an average, let's say, of one car each 10 minutes , and much less during the night.
- Nurseries : Our house is surrounded by nurseries and topiaries. Flowers and trees offer a nice view, but they also require a lot of work and attention . You could hear the sounds of people working in the fields. On the opposite side of the road, there is a topiary with many weird bushes representing aeroplanes, horses , dinosaurs, dolphins and many other crazy shapes : these bushes have to be re-shaped frequently and the electric scissors make some noise, expecially during the Summer. They usually work from 8 am until 12 am and from 3 pm until 7 pm. Most of the work is done from April to October.
- Birds : in Italy we enjoy singing and birds make no exception. We have a variety of birds in the garden, offering permanent live concerts for the pleasure of our guests.
-Frogs : during the summer, you can also hear some frogs singing in ditch along the road. During the hottest summer weeks, they can be loud, especially in the evening: it can be funny but also irritating . In any case, the rumour can be loud- once in a while - only in the bedroom facing the road, the other two ones are OK. Note : the frogs eat a lot of mosquitoes, so you should be grateful ! In any case the noise vary each year : sometimes there are very few frogs around , sometimes more .
- Neighbours : our house is totally independent and enclosed, but it is attached on one side to another similar house. Our neighbours are in general very quiet, but we cannot say for sure that they are going to be silent during your stay. They may decide to organize a birthday party in their garden, play with the dog, or they may have to renew part of the house , paint the walls, or to do other noisy works. During the summer it is normal in Italy to have dinner outside , especially in the warmest evenings : they might stay outside and have some conversation until 11 pm, seldom later. During the other months they are very silent. You will be informed if WE have planned to make some noisy works in our house during your stay (which is not probable), but we cannot know what our neighbours do and we are not responsible for their behaviour.
- Garden : the lawn deserves regular maintenance : during spring and summer we have to cut the grass once a week. We might have to do it as you are in the garden.
5. Complaints
If you have any problem, just ring our door bell and wait a few seconds :you talk gently, we listen attentively and then we help you immediately and effectively to solve the problem.
6. Safety Deposit
A safety deposit is asked on your arrival, to be paid ON ARRIVAL by euro cash, US cash, GBP cash or cheque and returnable on departure. You can break as much glasses as you like, but if you break anything more valuable...you will have to pay ! Easy, isn't it ?!? We are not severe, but we do ask our guests to report us about any little breakage or damage, otherwise ....we are going to be very angry ! This is not a hotel , it is a home stay : you trust us, and we trust you. You wanna be a good boy, don't you ?
